The obvious signs
Visible growth: spots or patches in black, green, white, or orange on walls, ceilings, grout, or around windows. Water stains that keep growing or darkening. Peeling, bubbling paint or wallpaper — moisture is pushing from behind.
The signs you smell and feel
A persistent musty, earthy odor — especially one that strengthens in specific rooms, near closets, or when HVAC runs — is often the first detectable sign of hidden mold. Allergy symptoms that improve when you leave the house (congestion, itchy eyes, coughing) point the same direction.
The history-based signs
Any past water event that wasn't professionally dried — a leak 'fixed' with a fan over a weekend, a flooded basement that 'dried on its own' — is a standing invitation for mold inside walls and under floors. High indoor humidity (over 60%) and chronic condensation on windows are slower versions of the same problem.
What to do
Small surface mold (under ~10 sq ft on non-porous surfaces) can be cleaned carefully. Anything larger, anything inside walls or HVAC, or any mold following a water event warrants professional inspection with air sampling — because what you see is rarely all there is.
